Housebuilder Neinor Homes lifted its 2027 guidance to EBITDA of €260-280 million (from €240-260 million) and net income of €160-170 million, and gave 2028 targets at the same levels for the first time; 2026 guidance of €240-260 million EBITDA was kept. It sold a €110 million land portfolio into a joint venture in which Orion Capital Managers holds 90% and Neinor 10%, and has signed €260 million of asset sales this year at a 17% premium to gross asset value. The shares rose about 4%.
Why it matters for listed companies
Neinor is returning capital instead of holding land: about €555 million, or €5.71 a share, over two years, and a planned €200-250 million dividend for 2028, funded partly by a €400 million asset-rotation plan of which another €100 million is under negotiation. Selling plots above book value to a partner-funded venture brings cash forward and keeps Neinor as the developer on a 10% stake. It is a contrast with this week's cut in guidance at brickmaker Wienerberger on weak housebuilding elsewhere in Europe, and it comes as Spain heads to a November 29 election.
